The Innovation Centre
Central Saint Martins College of Art & Design (Holborn Campus)
A somewhat unorthodox brown-field development. The site was an underused two-level car-park at the centre of the University of the Arts Holborn campus. The University had secured planning permission for a 450sq.m 'extension' to the existing Innovation Centre - a cutting-edge R&D facility run by a former Dean of Industrial Design and graduate teams.
The original designs for the IC however were over ambitious ... and over budget. Spirit architects were appointed to re-design the envelope within the £1m budget but without compromising the facilities whilst also re-applying for planning permission and maintaining the development programme which was necessary to retain the funding.
At the heart of the project is an impressive double-height exhibition space which has been crafted out of the former car-park whilst retaining the original dynamic concrete columns which support an existing accommodation bridge.
With the assistance of the design team consultants and a very pro-active contractor the development was delivered on time and on budget.
